Chimney Flashing

Flashing failure is a common chimney problem, typically caused by improper installation or repairs, as well as rust and corrosion. One of the main reasons for water damage in homes is that the seal where the roof joins the chimney is compromised. Homeowners in northern Massachusetts and southern New Hampshire can rely on the unmatched expertise of Sweepnman for efficient and durable chimney flashing installation and repairs.

Flashing is a critical component for preventing water from leaking into the chimney structure. It is a series of metal sheets (typically aluminum, copper, or stainless steel) that form a watertight seal at the point where the chimney meets the roofline. Flashing must be installed properly to prevent premature failure. Our technicians are certified professionals, trained to inspect, install, repair, and replace chimney flashing.

Common Causes of Flashing Failures:

Flashing failure is one of the most common causes of water damage in chimneys. There are several possible reasons, including:

  • Improper Installation: This is the most common cause of premature failure. If the base flashing and counter-flashing are not properly layered and sealed with the appropriate sealant, the flashing will likely fail to perform its intended function.
  • Storm Damage: Heavy rain can cause water pooling, while snow accumulation leads to ice dams along the eaves. These issues trap water, forcing it up and under the flashing, where it leaks into the attic and walls.
  • Rust and Corrosion: Low-grade flashing or older materials can rust over time, especially in Marblehead and other North Shore communities, where salt spray accelerates the corrosion process.
  • House Settling: As homes settle, the shifting foundation can jar the flashing, causing it to separate from the shingles and allow water to seep through.
  • Animal Intrusion: Surprisingly even Squirrels and animals can chew on causing gaps.

Preventing Damage to Chimney Flashing

The stress of our sometimes brutal winters and humid summers can cause flashing to become worn, rust, or corrode, creating gaps between the roof and chimney. This underscores the importance of having Sweepnman inspect your chimney at least once a year, ideally before the winter season begins.

These yearly check-ups enable our chimney sweep to identify and address any potential problems before they escalate into a costly chimney leak.

The Installation Process

Quality materials and proper installation are essential for the durability and protection of chimney flashing, particularly in the New England climate.

Base Flashing:

Installed first, this metal piece directs water away from the front (or downslope) face of the chimney and onto the roof shingles below.

Step Flashing:

These are L-shaped metal pieces layered into the roofline along the sides of the chimney. Each piece is placed sequentially with each course of roofing shingles, guiding water down and away from the sides of the chimney.

Counter-Flashing:

This top layer completes the waterproof seal. It’s inserted into a groove cut into the mortar joints of the chimney (a reglet), then folded down over the step flashing. This critical overlap prevents water from entering the joint where the chimney meets the roof, allowing the roof and chimney to expand and contract without breaking the seal.
